How Do You Know If a Dubai Property Price Is Fair? A 2026 Guide for Brisbane Buyers

Quick Answer

  • Compare it with DLD's registered sales.

  • Work out the price per square metre.

  • Compare ready with ready, off-plan with off-plan.

  • Check promised rent against registered rents.

  • Verify any DLD valuation certificate you're shown.

An agent sends you a price for a Dubai apartment. It looks reasonable, but you're in Brisbane. You can't walk the building or compare it with the unit next door.

So how do you know if a Dubai property price is fair? Compare it with what buyers actually paid. The Dubai Land Department (DLD) publishes registered sales, rents and valuations online, and you can search them from Australia.

This guide covers where the data comes from, how to compare a price, how a DLD valuation works, and the warning signs to watch.

Why Dubai Price Checks Matter

Dubai registers a huge number of deals each year. Each one is a real price you can compare against.

The Market Size

Dubai Media Office figures released in January 2026 show how busy the market was in 2025. The table below lists the main numbers.

Your job is to find the deals that match the property you're offered.

Asking vs Registered

Different numbers can describe the same property:

  • Asking price: the figure in the ad. The seller or agent sets it.

  • Registered amount: the price DLD recorded when a sale went through.

  • Valuation: the value on a DLD valuation certificate.

  • Developer price: for off-plan, the price a developer sets for a new unit.

  • Mortgages and gifts: DLD records these too, so filter them out when you compare prices.

Our Dubai property price guide shows typical asking prices. This guide shows you how to test one.

Buying From Brisbane

You can run these checks from Brisbane:

  • Real Estate Data: registered sales, rents and project records on the DLD website.

  • Rental Index: average rents for an area, open to all residency types.

  • Approved valuers: RERA's accredited list, open to all residency types.

  • Valuation certificates: open to all residency types, through Dubai REST or Dubai Now.

  • Certificate check: confirms a DLD valuation certificate is valid.

  • Dubai REST app: runs the Rental Index, valuer list, valuation and certificate check in one place.

  • Dubai Now app: also takes valuation and Rental Index requests.

For the wider buying journey, see our guide to property in Dubai from Australia.

The data is public. Next, use it in the right order.

Find Recent Sales

Open the Transactions tab on DLD's Real Estate Data page. Then set these filters:

  • Dates: choose a recent from and to date.

  • Transaction type: choose Sales, not Mortgages or Gifts.

  • Registration type: choose Ready or Off Plan to match your property.

  • Area and usage: pick the area and Residential.

  • Property type: choose Unit for an apartment.

  • Freehold: set Is Freehold to Yes if you're buying in a freehold area.

Here is what the Transactions tab gives you:

  • The registered amount.

  • The size in square metres.

  • The number of rooms and parking.

  • The master project and project name.

  • The nearest metro, mall, and landmark.

  • A CSV download of all results.

  • For earlier years, a link to data. Dubai, run by Digital Dubai.

That's all you need to compare.

Price Per Metre

Sizes differ, so compare the price per square metre:

  • Divide the registered amount by the property size.

  • Do the same for the price you've been quoted.

  • If an ad gives size in square feet, convert it first. One square metre is about 10.76 square feet.

  • Compare units in the same project, with the same number of rooms.

  • Use recent sales, since older ones may not reflect today's market.

  • Leave out sales that differ a lot, such as a much larger unit.

A quote well above similar recent sales needs a reason. Ask the agent what makes this unit different.

Check the Rent

If the seller promises a rent, test it too:

  • Rents tab: shows registered contracts, with the annual amount, rooms, size, and project.

  • New or renewed: the Version filter splits new leases from renewals.

  • Rental Index: DLD says it shows the average rent in the market for the area you enter.

  • Annual amount: use this column, so every lease is compared over one year.

  • Like with like: compare units with the same rooms and a similar size.

  • Existing tenant: if the unit is already let, ask to see the registered lease.

A promised rent well above registered contracts is a warning sign.

Sales, size and rent together show whether a price holds up. Next comes a DLD valuation.

Getting a DLD Valuation

DLD runs its own Dubai property valuation service and issues an electronic certificate. DLD's Property Valuation page lists these fees.

AED 4,000 + AED 10 knowledge fee + AED 10 innovation fee

For a home, the first two rows apply.

What DLD Values

Here are the key details from DLD:

  • Property types: vacant land, residential units, villas, agricultural land, commercial buildings and hotels.

  • Result: a Real Estate Evaluation e-Certificate, sent by email.

  • Time: instant for residential units and attached villas, 7 working days for other types.

  • Channels: trustee centres, the Dubai REST app and the Dubai Now app.

  • Payment: ePay, credit card, or cash.

  • Residency: open to all.

  • Partners: trustee centres and real estate valuation companies work with DLD on the service.

Before you apply, check the paperwork below.

Documents Needed

DLD asks for these documents with every valuation request:

  • A property evaluation request form, which DLD provides on the service page.

  • A letter from the owner, with a copy of a valid passport or Emirates ID.

  • A municipality map valid for one year, or a planning map.

  • Recent photos of the property.

  • Extra papers for some types, such as land for a major project or a hotel.

Because the owner's letter is required, you'll need the seller's help to get one.

Check the Certificate

If a seller shows you a valuation, check it before you rely on it:

  • DLD's certificate verification service confirms the certificate is valid.

  • It runs on the DLD website and the Dubai REST app, with an immediate result.

  • DLD also publishes a list of RERA-accredited valuation companies.

  • Check that any private valuer you're shown appears on that list.

  • Make sure the property details on the certificate match the unit you're buying.

A valuation adds an official view of value. The last step is reading the signs.

Warning Signs to Watch

These signs help you read the facts.

Signs a Dubai Property Price Is Fair

A price is more likely to be fair when:

  • It sits close to recent registered sales in the same project.

  • Its price per square metre matches similar units.

  • It's compared with the same registration type, ready or off-plan.

  • Any promised rent matches registered contracts and the Rental Index.

  • The seller shares the unit and project details so you can check.

  • A DLD valuation certificate, verified on DLD's site, supports it.

If most of these line up, the price is more likely to hold.

Red Flags

Look closer before you pay if you see any of these:

  • Well above recent sales: with no clear reason, such as floor, view or layout.

  • Missing details: no unit number, project name or size.

  • Mixed sizes: DLD unit records list balcony area separately, so ask whether a quoted size includes it.

  • High rent promises: well above registered contracts nearby.

  • Pressure to pay: a deposit requested before you've checked anything.

  • A valuation that fails DLD's check: don't rely on it.

  • Comparisons you can't find: the agent quotes similar sales that don't appear in DLD's data.

  • No recent sales at all: ask for more evidence before you pay.

Our guide on how to check a Dubai property listing is genuine covers the permit and broker checks to run alongside these.

Off-Plan Prices

Off-plan Dubai property listings need a few extra checks, because the home isn't finished:

  • Filter DLD transactions by Off Plan and the area, then find the project name in the results.

  • Compare the developer's price with recent off-plan sales in that project.

  • Open the Project tab to see the project status and percentage complete.

  • Check that the status reads Active, not Frozen or Cancelled.

  • Compare the percentage complete with the developer's brochure.

  • Make sure the developer name matches your sales contract.

  • Note the escrow account number shown for the project.

Our guide to escrow accounts in Dubai explains why that account protects your payments.

If a price holds up against sales, size, and rent, you can negotiate with confidence.

Compare Prices With Confidence

A fair price is one you can test against real sales. DLD's data lets you do that from Brisbane before you commit.

Frequently Asked Questions

How can I check property sale prices in Dubai?

Use the Transactions tab on DLD's Real Estate Data page. Filter by date, area, and property type to see registered amounts and sizes.

How much does a DLD property valuation cost?

DLD lists AED 4,000 for a residential apartment or a villa with its land, plus an AED 10 knowledge fee and an AED 10 innovation fee. Applying at a centre adds an AED 230 service partner fee and VAT.

Can I get a DLD valuation from Australia?

DLD lists the service as open to all residency types, through the Dubai REST and Dubai Now apps. The request needs a letter from the owner, so arrange it with the seller.

How do I check rents for a Dubai property?

The Rents tab on DLD's Real Estate Data page shows registered contracts and their annual amounts. DLD's Rental Index also shows the average rent for an area.

Is the asking price the same as the sale price in Dubai?

Not necessarily. The asking price is what the seller wants, while DLD records the amount when a sale is registered. Compare any asking price with registered sales of similar units.
